Rental bond processes are not interchangeable between Australian jurisdictions. Use the rules and authority for the place where the rental is located.

Current local process

An owner or agent must generally start a MyBond claim within three working days after the keys are returned. A tenant can start a claim if that does not happen or no timing is given.

When a claim becomes a dispute, all parties receive a MyBond notification and have 10 working days to provide evidence before the Commissioner reviews the material and makes a determination.
  1. Check the MyBond claimReview each amount and the reason given for it.
  2. Approve or dispute in timeA tenant is instructed to approve or dispute an owner or agent claim within the stated MyBond timeframe.
  3. Upload the evidence to the disputeMyBond is the channel for lodging material supporting or opposing the bond claim.
  4. Read the determination carefullyThe Commissioner decides how the bond is paid. A party who disagrees can use the published appeal process through the Magistrates Court.

Keep evidence tied to each disputed item

A long camera roll is harder to use than a record that shows where each image belongs and what amount or issue it relates to. Keep original files as well as any PDF summary you create.

  • lease and ingoing/outgoing condition reports
  • room-by-room photos
  • rental ledger or payment records
  • business invoices for repair or cleaning claims
  • written reasons explaining why a claim is disputed

A photo or PDF does not guarantee an outcome. The relevant authority or tribunal decides what evidence means in the particular matter.

The starting condition record still matters

Bond disputes often make more sense when the move-out condition can be compared with the documented starting condition. Use the local condition-report guide before relying on another jurisdiction's terminology.
