Use photographs of the same room and feature where possible. Include the official starting document, repair correspondence and the final inspection material. Do not present a current-condition photograph as if it were taken at move-in.
Account for wear and responsibility
Rules about fair wear, damage, cleanliness, repairs and proof vary. Official guidance for Victoria, for example, states that a rental provider cannot claim bond for fair wear and tear. Check the rule that applies where the rental is located.
Follow the dispute pathway
Start with clear written communication when appropriate, then use the local bond authority, deposit scheme, mediation or tribunal process. Time limits may apply, so confirm them directly with the relevant authority.
