Rental Inspection Checklist
Go through this list before your agent does their final inspection. Photograph everything - even rooms that look fine. Whether you're protecting a rental bond (Australia, New Zealand) or a tenancy deposit (UK), if damage appears later and you have no photos from move-out day, you're the one paying for it.
🛋️ Living Areas
- Check walls for marks, holes, or damage
- Check floors and carpets for stains or damage
- Check windows and blinds for damage
- Check light switches and power points
- Photograph overall condition of the room
💡 Take a wide shot from the doorway first, then close-ups of any damage. If it's not in your photos, your agent can claim it happened during your tenancy.

- Check oven, stovetop, and rangehood condition
- Check benchtops for scratches or burns
- Check cupboard doors and hinges
- Check dishwasher (if present)
- Check sink and taps for damage or leaks

🚿 Bathrooms
- Check shower, bath, and tiles for mould or damage
- Check toilet condition
- Check vanity, mirror, and taps
- Check exhaust fan
- Photograph overall condition
🛏️ Bedrooms
- Check walls, ceiling, and floors

- Check window locks and fly screens
- Photograph each bedroom from multiple angles

- Check garden and lawn condition

📸 Photo Evidence Tips
- Use an app that locks the date and time onto each photo · not just your phone gallery
- Photograph every room, even if it looks perfect · your agent will inspect all of them
- Get close-ups of any pre-existing damage so it can't be attributed to you later
- Store your photos somewhere other than your phone · if your phone breaks, your evidence is gone
