Cover the fixed features
Include surfaces and items that remain with the property: walls, ceilings, floors, cupboards, benches, appliances supplied with the rental, window coverings, lights, locks and taps. For furnished rentals, include the supplied furniture and its visible condition.
Photograph details with context
A close-up alone can be hard to locate later. Pair it with a wider photograph that shows where the detail sits in the room. Use natural light where possible and check that the image is sharp before moving on.
Keep the record findable
Use the exact rental address, the correct record type and clear room names. Keep your official report or inventory with the finished PDF and retain relevant emails or repair requests separately.
