Create the starting record
The residential tenancy agreement template includes a property inspection report. Tenancy Services says both parties should sign, date and keep a copy. Photographs can help show the condition at the start.
Keep bond details current
Since 29 June 2026, all New Zealand bond transactions have moved online through Bond Hub or integrated property-management software. Use the official service to confirm the bond record and follow the response dates shown for the transaction. Do not rely on an old paper refund form or an app-generated PDF as the bond transaction.
If a condition issue appears
Tell the other party promptly and use the appropriate repair or notice process. Add later photographs to a new dated record; do not change the original starting record to make it appear that the detail was captured earlier.
If the issue is unresolved
Tenancy Services describes a pathway that can include self-resolution, FastTrack Resolution, mediation and the Tenancy Tribunal. Select the step that fits the matter and check the current application requirements.
