The wide views
From the doorway, photograph the full room. Continue around the room so each wall and major fixed feature appears in at least one clear frame. Avoid digital zoom when stepping closer will produce a sharper image.
The close-ups
- Paint chips, scuffs, cracks and stains.
- Damaged joins, seals, handles or hinges.
- Worn flooring and carpet marks.
- Chips in benches, basins, baths or tiles.
- Condition of supplied appliances and furniture.
Features people often miss
Look inside cupboards, behind doors and around windows. Include balcony surfaces, garage areas, storage spaces and outdoor areas if they form part of the rental. Check that mirrors or reflective surfaces do not reveal documents or other private information.
A note that will make sense later
Write the room, the precise location and the visible condition. "Bedroom 1, north wall: 3 cm paint chip beside power outlet" is more useful than "wall damaged".
